An industrial security assessment should answer a practical question:

That question cannot be answered only by counting cameras, checking whether an alarm keypad turns on, or confirming that card readers are mounted beside the doors.

A useful assessment considers the complete property: entrances, employees, visitors, contractors, drivers, loading docks, trailer yards, parking areas, production spaces, inventory, restricted rooms, equipment, network infrastructure, monitoring procedures, existing-system condition, and future expansion.

How to Use the Industrial Security Checklist

A walkthrough is more valuable when it includes representatives who understand different parts of the operation.

For each checklist item, record one of the following:

Confirmed

The condition has been visually inspected or functionally tested and is operating as intended.

Needs Verification

The control appears to exist, but its operation, ownership, configuration, or documentation has not been confirmed.

Improvement Needed

The control is missing, unreliable, poorly positioned, outdated, improperly administered, or no longer meets the facility’s operating requirements.

Not Applicable

The item does not apply to the property or operation.

Do not rely only on memory. Record photographs, model numbers, system names, door numbers, camera names, alarm zones, responsible personnel, and supporting documents where appropriate.

A complete assessment may require separate daytime and nighttime reviews. Lighting, shadows, headlights, closed loading doors, parked trailers, employee shift changes, and low-staff conditions can reveal problems that are not visible during a quiet daytime walkthrough.

1. Define the Facility, Operations, and Security Objectives

Before inspecting equipment, establish what the property is protecting and how the operation functions.

Review the following:

  • Every occupied and unoccupied building has been identified.
  • The primary use of each building is documented.
  • Normal operating hours are known.
  • Employee shifts and shift-change periods are documented.
  • After-hours maintenance, sanitation, cleaning, or contractor activity is understood.
  • Employee, visitor, vendor, contractor, and driver entry procedures are known.
  • High-value materials, tooling, equipment, inventory, records, and infrastructure have been identified.
  • Restricted rooms and operationally critical areas have been identified.
  • Shipping, receiving, production, storage, and vehicle workflows are understood.
  • Recent security incidents, near misses, recurring concerns, and disputed events have been reviewed.
  • Planned additions, production changes, new tenants, dock expansions, or building projects are documented.
  • Management has identified what the system must help it detect, control, verify, or investigate.

Avoid beginning the assessment with “How many cameras do we need?”

Begin with questions such as:

  • What events does management need to understand?
  • Which people require access to each area?
  • When is the facility most exposed?
  • Which incidents are normally discovered late?
  • Which operations cannot be unnecessarily interrupted?
  • Which parts of the existing system are dependable?
  • Which current limitations create the greatest operational risk?

2. Review Property Boundaries and Exterior Exposure

The perimeter is the first layer between the property and surrounding public or private areas.

Inspect:

  • Property boundaries are understood and distinguishable.
  • Fences are continuous where fencing is intended to control entry.
  • Fence damage, gaps, washouts, or unsecured utility openings have been documented.
  • Vehicle gates close, secure, and report their position as intended.
  • Pedestrian gates are controlled and do not provide an easy bypass.
  • Vegetation does not conceal likely approach paths or block important camera views.
  • Exterior storage is separated from uncontrolled property edges where practical.
  • Dumpsters, pallets, trailers, equipment, or stacked material do not create unintended climbing or concealment opportunities.
  • Roof-access ladders, low roofs, exterior stairs, and utility structures have been reviewed.
  • Drainage areas, rail access, wooded boundaries, and neighboring properties have been considered.
  • Signs accurately communicate visitor, parking, vehicle, and restricted-area procedures.
  • Emergency and maintenance access points remain usable.
  • Exterior conditions have been inspected after dark.

Electronic security should not be treated as a substitute for damaged fencing, unsecured gates, broken locks, uncontrolled vegetation, or unclear property boundaries.

3. Evaluate Exterior Lighting and Nighttime Visibility

Security cameras depend on the available light and the direction from which it reaches the scene.

Review:

  • Building entrances are adequately visible after dark.
  • Employee and visitor parking areas have been observed at night.
  • Truck entrances and gate equipment are visible without excessive glare.
  • Loading docks and shipping entrances have been reviewed with trailers present.
  • Trailer rows and fleet areas have been evaluated under normal nighttime occupancy.
  • Fence lines and remote property edges have been checked.
  • Failed, damaged, inconsistent, or obstructed fixtures are documented.
  • Bright fixtures do not create deep shadows in adjacent areas.
  • Headlights do not overwhelm entrance or plate-capture cameras.
  • Wet pavement, reflective trailers, snow, fog, or steam have been considered where relevant.
  • Lighting controls and operating schedules match the facility’s actual hours.
  • Camera views remain usable when some facility lighting is turned off.

A camera can appear acceptable during the day and still fail to provide useful nighttime evidence. Evaluate the image produced by the recording system, not merely whether the area looks bright to the human eye.

4. Inspect Vehicle Entrances, Gates, and Driver Procedures

Industrial entrances may serve employees, visitors, vendors, contractors, delivery drivers, outside carriers, service companies, and emergency responders.

Review:

  • Each vehicle entrance has a defined purpose.
  • Employees and outside drivers use an established entry procedure.
  • Gate equipment operates consistently.
  • Gate safety devices and vehicle-detection equipment are maintained.
  • The gate can be operated during a communication or power problem according to the approved procedure.
  • Emergency access has been addressed.
  • Entry codes, credentials, or remote-release permissions are controlled.
  • Shared or permanent driver codes have been identified.
  • Temporary credentials expire when no longer required.
  • Intercom calls reach the correct person during normal and after-hours periods.
  • An overview camera documents the complete entrance event where needed.
  • A separate identification or license plate view exists when dependable detail is required.
  • Tailgating or gate sharing has been considered.
  • The entry procedure does not create unsafe vehicle stopping or congestion.
  • Entry and exit records can be located during an investigation.

A wide entrance camera and a dedicated license plate camera perform different functions. Do not assume that one camera will reliably provide a vehicle overview, driver identification, and readable plate under every condition.

5. Review Parking Areas and Pedestrian Approaches

Employee and visitor parking often becomes most active during early-morning, evening, and overnight shift changes.

Inspect:

  • Employee parking areas have adequate overall visibility.
  • Visitor parking is clearly defined.
  • Accessible entrances and routes have been considered.
  • Pedestrian movement between parking and buildings is understood.
  • Remote or isolated parking sections have been reviewed.
  • Building approaches are not blocked by landscaping, trailers, or stored equipment.
  • Crosswalks and vehicle-pedestrian conflict areas have been identified.
  • Cameras provide the intended level of detail at entrances and key walkways.
  • Lighting and camera performance have been tested during shift changes.
  • Fleet vehicles and company equipment have appropriate coverage.
  • Areas associated with previous incidents receive focused review.
  • Snow, temporary storage, seasonal vegetation, and vehicle occupancy do not regularly eliminate important views.

A parking-lot overview may establish general context, but closer entrance or drive-lane views may be required when management needs person or vehicle identification.

6. Inspect Exterior Doors, Locks, and Building Openings

Every exterior opening should be evaluated as a complete assembly.

Review:

  • Exterior personnel doors close and latch consistently.
  • Door frames are secure and in serviceable condition.
  • Door closers are adjusted appropriately.
  • Mechanical locks and cylinders are in good condition.
  • Panic hardware and exit devices operate correctly.
  • Overhead doors close and secure as intended.
  • Windows, roof hatches, and other accessible openings have been considered.
  • Doors are not routinely propped open.
  • Unused doors are not overlooked simply because they are rarely opened.
  • Door numbers or names are consistent across plans, alarms, cameras, and access control.
  • Mechanical key distribution is documented.
  • Lost, unreturned, copied, or unidentified keys have been addressed.
  • Former employees and contractors no longer retain authorized access.
  • Access-control hardware does not create an unsafe exit condition.
  • Fire-rated or emergency openings have not been modified without appropriate review.

Employees must be able to use required exit routes safely. Access-control upgrades involving locks, magnetic locks, electric strikes, panic hardware, automatic operators, fire alarm interfaces, or request-to-exit devices should be reviewed as complete door assemblies rather than isolated electronic components.

7. Evaluate Employee Access Control

An access-control system is only as reliable as its credential administration, door hardware, user database, and emergency operation.

Review:

  • Each controlled door has a documented purpose.
  • Access permissions follow employee responsibilities.
  • Permissions can be organized by building, department, shift, day, and time.
  • Lost credentials can be disabled promptly.
  • Former employees are removed through a consistent process.
  • Temporary-worker and contractor permissions expire.
  • Shared credentials and shared PINs have been identified.
  • Administrator access is limited to authorized personnel.
  • The organization knows who owns the primary administrator account.
  • Door-held-open events are available where required.
  • Forced-door events are configured appropriately.
  • Door contacts report accurately.
  • Reader, controller, power-supply, and lock capacity support the opening.
  • Backup-power expectations have been reviewed.
  • Access records can be found and exported.
  • The system’s behavior during a network outage is understood.
  • Emergency release and fire alarm functions have been tested by appropriate personnel.
  • User permissions are periodically reviewed rather than allowed to accumulate indefinitely.

The presence of a card reader does not confirm that the door is secure. Inspect the reader, lock, frame, closer, contact, request-to-exit device, power supply, wiring, emergency operation, and administrative process together.

8. Review Visitor, Vendor, Contractor, and Driver Access

Outside personnel should not automatically receive the same access as regular employees.

Review:

  • Visitors have a designated entrance.
  • Driver check-in is separated from unrestricted facility access where practical.
  • Contractors receive access only to necessary areas.
  • Temporary access has a defined beginning and expiration.
  • Visitor identity and destination procedures are established.
  • Escort requirements are understood.
  • Delivery and service routes are clearly communicated.
  • Intercoms or call stations provide reliable communication.
  • Remote entry release is limited to authorized personnel.
  • Visitor or contractor credentials are returned or automatically expire.
  • After-hours contractor procedures are documented.
  • Camera views provide appropriate context around check-in areas.
  • Repeated vendors are not given uncontrolled permanent codes solely for convenience.
  • Emergency responder entry procedures have been considered.

The best procedure is one employees, contractors, and drivers can follow consistently. Overly complicated entry systems often lead to propped doors, shared codes, tailgating, or informal workarounds.

9. Inspect Loading Docks, Shipping, and Receiving

Loading docks are transition points where responsibility for freight, vehicles, product, and access may change.

Review:

  • Trailer approaches and dock positions can be documented.
  • Exterior dock-face coverage remains useful when trailers are present.
  • Interior shipping and receiving areas have appropriate coverage.
  • The dock threshold can be reviewed where freight transfer is important.
  • Overhead-door activity can be associated with the correct dock.
  • Dock-adjacent personnel doors are controlled.
  • Driver access to shipping offices or vestibules is limited appropriately.
  • Freight staging and exception areas are visible.
  • Returns, damaged goods, rejected shipments, and hold areas have been considered.
  • High-value freight areas receive more focused protection where required.
  • Dock-door contacts and alarm schedules match normal operations.
  • Camera views account for bright exterior light and darker interiors.
  • Recording retention supports delayed freight or damage claims.
  • Management can reconstruct arrival, positioning, transfer, staging, and departure where necessary.
  • Camera names correspond to actual dock numbers.
  • Video can be exported before routine recording overwrites it.

One wide view of an entire dock wall may provide awareness but fail to produce useful detail. Establish what each camera must document before deciding whether the current position is adequate.

10. Evaluate Truck Yards, Trailer Storage, and Fleet Areas

Yards require specialized review because trailer positions and blind spots change continuously.

Inspect:

  • Entry and exit lanes are documented.
  • Loaded and empty trailer areas are identified.
  • Trailer rows can be followed through key travel points.
  • Trailer identification is captured at predictable locations where needed.
  • Activity between trailers has been considered.
  • Yard tractors and fleet vehicles are included in the review.
  • Reefer units, fuel areas, maintenance areas, and exterior equipment are addressed.
  • Fence lines and remote yard edges have appropriate visibility.
  • Pole-mounted cameras and exterior enclosures are physically secure.
  • Nighttime performance has been tested with normal trailer occupancy.
  • Headlights and reflective surfaces do not make entrance views unusable.
  • Remote monitoring zones exclude normal activity where practical.
  • The property has a response procedure for after-hours yard activity.
  • Video retention accounts for trailers that may remain on the property for several days.
  • Network and power connections to remote devices are dependable.
  • Camera views remain useful as the yard approaches normal capacity.

Do not evaluate an empty trailer yard and assume the same visibility will exist when every row is occupied.

11. Review Production, Warehouse, and Restricted Interior Areas

Interior protection should follow people, product, equipment, and responsibility through the facility.

Review:

  • Production-area camera objectives are defined.
  • Storage aisles and inventory transitions are understood.
  • Raw-material, component, and finished-product areas have been identified.
  • Tool cribs, parts rooms, maintenance shops, and calibration areas are controlled appropriately.
  • Laboratories, quality-control rooms, server rooms, and control rooms have limited access.
  • High-value cages and restricted inventory areas are documented.
  • Shipping-to-storage and production-to-finished-goods movement can be reviewed where required.
  • Cameras are not blocked by machinery, pallet racks, temporary inventory, or changing production layouts.
  • Environmental conditions are suitable for installed equipment.
  • Dust, moisture, condensation, vibration, washdown, steam, heat, and cold have been considered.
  • Camera locations do not interfere with operations, sanitation, maintenance, or safe movement.
  • Security equipment is not installed in areas where people have a reasonable expectation of privacy.
  • Facility policies address appropriate access to and use of recorded video.
  • Detached utility or maintenance structures are included in the overall security plan.

Video surveillance may support incident review and operational documentation, but it should not be represented as a substitute for required safety programs, production controls, food-safety systems, quality procedures, or employee supervision.

12. Assess Video Surveillance Performance

Evaluate each camera according to its intended job.

Possible objectives include:

  • General awareness
  • Person identification
  • Vehicle identification
  • License plate capture
  • Door-event verification
  • Loading-dock documentation
  • Freight or product movement
  • Production-area context
  • Perimeter detection
  • After-hours monitoring
  • Incident investigation

For every camera, review:

  • The camera has a defined purpose.
  • The view contains the area management expects it to show.
  • Mounting height provides the required detail.
  • Lens selection matches the distance and scene width.
  • Daytime image quality is acceptable.
  • Nighttime image quality is acceptable.
  • Headlights, bright doors, glare, reflections, and shadows have been evaluated.
  • Temporary storage, vegetation, trailers, machinery, and seasonal conditions do not regularly block the view.
  • Recording quality matches the live image.
  • Frame rate is appropriate for the activity being recorded.
  • Recording is continuous or event-based according to the approved design.
  • Retention is measured and documented.
  • The system time is accurate.
  • Camera names identify the building, area, and direction.
  • Authorized users know how to locate footage.
  • Authorized users can export footage in a usable form.
  • Exported footage includes the necessary player or format information.
  • User permissions prevent unnecessary access.
  • Offline-camera and recording-failure notifications are available where supported.
  • Recorders and storage devices have sufficient capacity for planned expansion.
  • Administrator and cloud-account ownership is known.
  • Unsupported or end-of-life equipment has been identified.

A high-resolution camera can still produce poor evidence when it is too high, too wide, aimed into glare, obstructed, or configured with inadequate recording settings.

13. Review Intrusion Detection and Alarm Monitoring

A commercial intrusion system should follow the way each building is occupied and armed.

Review:

  • Every protected building and area is identified.
  • Alarm partitions match operating schedules.
  • Offices can be protected while production or shipping remains active where required.
  • Exterior personnel doors are monitored appropriately.
  • Overhead and dock doors are included where necessary.
  • Roof hatches and accessible openings have been considered.
  • Motion detectors are appropriate for the environment.
  • Machinery, air movement, temperature changes, insects, and operating processes do not create recurring false alarms.
  • Tool cribs, utility rooms, detached buildings, and restricted storage have been evaluated.
  • Panic or duress devices are located and tested where provided.
  • User codes are individually assigned rather than broadly shared where practical.
  • Former employees no longer have alarm access.
  • Opening and closing schedules reflect real operations.
  • Alarm communication is dependable.
  • Cellular, IP, or other communication methods are documented.
  • The monitoring account identifies buildings and zones clearly.
  • Contact lists are current.
  • Dispatch and verification procedures are understood.
  • Recurring trouble, supervisory, or false-alarm conditions are corrected rather than routinely ignored.
  • Employees know how to place the system on test before authorized work.

A system that produces frequent avoidable alarms may eventually be bypassed, ignored, or used inconsistently.

14. Evaluate Remote Video Monitoring and Live Response

Remote video monitoring should be configured around defined risks, schedules, and response instructions.

Review:

  • The facility has identified which cameras require active monitoring.
  • Monitoring schedules match actual operating hours.
  • Detection zones exclude normal road or neighboring-property activity where practical.
  • Trailer movement, employees, weather, animals, headlights, vegetation, and steam have been considered.
  • The monitoring operator receives a useful verification view.
  • Site maps and camera names are clear.
  • Monitoring personnel have current contact information.
  • The escalation procedure is documented.
  • The facility has defined when management should be contacted.
  • The facility has defined when an appropriate response should be requested.
  • Live talk-down is used only at approved locations and under defined procedures.
  • Speakers are audible in the intended area without creating unnecessary disturbance.
  • Repeated nuisance events are reviewed and corrected.
  • Monitoring performance is periodically reviewed with facility management.
  • Cameras and communications continue operating as expected during low-staff periods.
  • The organization understands what the monitoring service does and does not provide.

Sending every movement event to a monitoring operator does not create an effective program. Useful monitoring depends on accurate detection, suitable lighting, dependable communication, clear site rules, and documented response instructions.

15. Review Intercoms, Call Stations, and Facility Communication

Communication may be required at gates, shipping entrances, remote buildings, visitor vestibules, and employee entrances.

Review:

  • Each intercom or call station has a defined purpose.
  • Calls reach the correct destination during business hours.
  • After-hours routing is configured.
  • Associated camera views show the caller and surrounding area where needed.
  • Authorized personnel can release the correct door or gate.
  • The release action is not confused with unrelated entrances.
  • Audio remains understandable under normal background noise.
  • Devices are protected from weather, impact, and environmental exposure.
  • Remote buildings and gates maintain dependable communication.
  • Administrative ownership and account access are known.
  • Failed calls or communication problems are reported.
  • Employees understand who is responsible for answering.
  • Emergency communication procedures are separate from routine visitor entry where required.

16. Confirm Fire Alarm and Life-Safety Coordination

The security walkthrough should identify possible conflicts, but it does not replace a commercial fire alarm inspection or code review.

Confirm that:

  • Access-controlled doors do not prevent required emergency egress.
  • Magnetic locks, electric strikes, panic hardware, automatic operators, and release devices have been reviewed as complete openings.
  • Security modifications have not disabled required door functions.
  • Fire alarm interfaces are documented.
  • Emergency release behavior is understood.
  • Security equipment does not block fire alarm devices, extinguishers, exit signs, or required pathways.
  • Exit routes are not used for equipment storage.
  • Fire doors are not improperly held open or altered.
  • Fire alarm trouble or supervisory conditions are directed to qualified personnel.
  • Building additions and occupancy changes have been considered.
  • Monitoring-account information identifies the correct property and contacts.
  • Required testing, inspection, and documentation are handled through the appropriate qualified providers.
  • The applicable Authority Having Jurisdiction is consulted when required.

OSHA requires workplace exit routes to remain usable and exit doors to be openable from the inside without keys, tools, or special knowledge. Security hardware should therefore never be evaluated only by whether it locks successfully. (OSHA)

Security performance depends on the infrastructure behind the visible devices.

Review:

  • Existing security cabling is identified.
  • Cable type and condition are appropriate.
  • Exterior connectors and junction boxes are protected from moisture.
  • Cabling is not exposed to avoidable physical damage.
  • Network switches have sufficient PoE and port capacity.
  • Fiber routes and termination points are documented.
  • Point-to-point wireless links have stable mounting and clear paths.
  • Wireless performance is monitored.
  • Remote gates, poles, and detached buildings have dependable power.
  • Exterior enclosures are suitable for temperature, moisture, and dust exposure.
  • Surge protection and backup power have been considered.
  • Network racks and equipment rooms are organized and access-controlled.
  • Patch panels, switches, fibers, and cables are labeled.
  • Testing records are available where required.
  • Abandoned or unknown cabling has been identified.
  • Spare capacity exists for realistic expansion.
  • Security equipment is not dependent on undocumented consumer-grade network devices.
  • Critical equipment is not installed in unsuitable production, freezer, washdown, or exterior locations.
  • Building-to-building connections are included in network documentation.
  • Communication-failure behavior is understood.

18. Review System Accounts, Passwords, and Administrative Ownership

A functional system can still create long-term risk when nobody knows who owns it.

Review:

  • The organization knows the primary administrator for each platform.
  • Cloud accounts use company-controlled email addresses where practical.
  • Former employees and former vendors no longer have access.
  • Shared administrator accounts have been identified.
  • Default credentials are not still in use.
  • Password-management responsibility is established.
  • Multifactor authentication is enabled where supported and approved.
  • Remote vendor access is documented.
  • Mobile-app users are reviewed.
  • User roles follow job responsibilities.
  • Licensing and subscription ownership are known.
  • Software and firmware support status is known.
  • System configuration can be backed up where supported.
  • Network-connected security equipment is coordinated with IT personnel.
  • Remote access does not depend on unknown personal accounts.
  • System documentation is stored where authorized personnel can retrieve it.
  • Administrative changes are recorded.
  • Account ownership will remain with the organization if a vendor relationship ends.

This checklist does not replace a cybersecurity assessment. It identifies administrative and network-related conditions that can affect the physical-security system’s reliability and ownership.

19. Evaluate Multi-Building and Multi-Site Conditions

A connected industrial campus and a group of geographically separate business locations require different planning.

For a multi-building property, review:

  • Every building has a consistent name.
  • Shared gates, roads, yards, and parking are included in the system plan.
  • Cameras can be organized by building and campus area.
  • Building-specific access permissions are maintained.
  • Each building can use appropriate alarm schedules.
  • Fiber or wireless connections are documented.
  • Local system behavior during a communication outage is understood.
  • Recording is centralized, distributed, cloud-managed, or hybrid by design rather than accident.
  • Equipment rooms and network locations are identified.
  • Common-area and tenant responsibilities are defined.
  • Monitoring instructions identify the correct building.
  • Expansion standards exist for additional buildings.

For geographically separate sites, review:

  • Naming standards are consistent.
  • User permissions can be administered appropriately across locations.
  • Local managers do not have unnecessary access to unrelated sites.
  • Video-retention and monitoring expectations are documented.
  • Each site retains a property-specific design.
  • Administrator ownership remains clear.
  • Equipment and platforms are standardized where doing so creates a real operational benefit.
  • A future migration plan exists for incompatible systems.

20. Assess Existing-System Takeover and Upgrade Readiness

Before recommending complete replacement, inventory the existing system.

Record:

  • Camera manufacturers and model numbers
  • Recorder or video-management platform
  • Access-control platform
  • Alarm panel and communicator
  • Intercom and gate equipment
  • Monitoring provider
  • Cabling type
